Is it worth buying a GREAT domain with rank?

Hey Guys,
I am in communication with the owner of a domain with very good domain rank - that ranks well for keywords important to me. Strangely enough the website it terrible?! (I though Google valued "content" these days?!). Anyhow, it's link profile is tidy including sites such as DMOZ.
His asking price for the domain is SUBSTANTIAL, however where it ranks for some keywords would be valuable for our organisation if we could leverage its authority.
My questions are:
1) Is it worth buys a GREAT domain with a crappy website that ranks for keywords that are important to us?
2) (if the answer to 1 is YES) How should one go about leveraging the rank to benefit our site/business?
3) What would be the best way to utilise the site - redirects? Build out some kind of content and link to main site?
Anyhow, hopefully some of you have great experience in this domain in the current Google Panda/Penguin white hat world?
Would REALLY appreciate your thoughts!!

-- GREAT domain
-- Great rankings
-- Valuable keywords
-- Tidy link profile
-- horrible website
That gets my blood pumping... I would be sniffing this site to see if I can do these...
-- improve the SEO and triple the traffic
-- redesign the site and make it twice as easy to use and double the conversion rate
-- create new content to make it more credible and go after new keyword that will double the traffic
-- reformat the product pages and double the income
-- so, after you triple the traffic from SEO, double conversion rate, double the traffic with new keywords and double again with better product pages.... this site will be making a fantastic amount of money
This, to me sounds like a candidate for a flip. A 301 redirect might be selling a champion racehorse for horse meat.
If this site was under my nose I might be grabbing it and taking away the sales from everyone else in that niche.
(No guarantees on the above... depends upon the attributes of the site you are starting with, your skill set and how hard you are willing to work)

To me, this doesn't look like a wise investment. Regardless of its link profile, I'd be much more inclined to try and rank your current website rather than buying this domain and 301 redirecting it.
In any case, we can try and look at it from a financial standpoint and see if it is worthwhile.
To estimate the worth of ranking for those keywords, let's do some very rough estimations:
Take the local exact match search volume - example, 6,100.
Take the average click through rate for rank 1 - example 40%
Take the average conversion rate - example 3% (your mileage may vary greatly)
Take the average value of a conversion for that keyword - example £20.
So, 6,100 x 40% = 2440. 2440 x 3% = 73.2. 73.2 x £20 = £1464 - this is your average value for that keyword.
How much more than that amount is the asking price? What would be a comfortable investment for you? 3 months worth, 6 months? You may be able to find a comfortable price you'd want to buy at.
If you did buy the domain, 301ing the old domain to your site will pass on all of the value of their link profile, which in turn might help you rank in its place. The important thing to remember, however, is that this is all theory. The 301 redirect may not work that way and the site in question might not rank for that keyword for much longer, in which case the purchase would be pointless.
It's for those reasons why I would concentrate on trying to rank your current website. If you're thinking about investing, turn it around and think what you could do with that budget instead, or even half of it. You could create rich content, infographics, tools or plugins to try and rank higher in organic search, you could invest it in PPC adwords, you could look at display advertising and retargeting networks and so on.
You may find you'd make your money go further investing the money elsewhere.

Why have I lost my #1 ranking?
Hello! Ever since switching to a new website back in late 2014, my rankings have suffered. My webpage https://www.shwoodshop.com was always the #1 google position for the keywords "wood sunglasses" and "wooden sunglasses". For a while my site bounced back a forth between the #1 and #2 spots, but in the last 4 months I have been stuck with a #3 rank for both keywords. I hired an SEO company to help fix the problem but after a year of work, there was still no positive change. I have had multiple experts take a look at my site, but to no avail. All signs seem to point to a stronger, healthier site than my competition. My domain authority and page authority are much greater than the competition with the #1 and #2 rankings. I have used the On-Page grader and other tools to try and help, and even though I am getting an "A" grade, I'm still not improving my rankings. I ran a link metric comparison for my website versus the competition and attached it to this post. The main area I seem to be lacking is the Internal Equity-Passing Links. The top competitor has a ridiculous amount, which I think may be due to their use of breadcrumbs. Is this enough to make the difference? My other thought is that I could be suffering from duplicate page content. My website is setup to be "localized" via Subdirectories With gTLDs (.com/us, .com/eu, .com/au, .com/international). The on-page content is the exact same, but the prices for the products changes depending on your location. Moz shows a ton of duplicate pages due to this. Could I be getting penalized for this? I am an SEO novice and trying to learn as much as possible while investigation this issue. Any suggestions or ideas would be greatly appreciated! -Taylor wUiyU

Sub-domain or not???
Hi, We're setting up a forum for our users (our target audience responds extremely well to forums). I was wondering if it should be set up on a sub-domain or not. I'm leaning towards sub-domain, but our devs say this will impact how they approach it so I'd like to give them an answer asap so we can proceed with planning it! Thanks, Amelia

Why isnt this site ranking?
I just took over for a site and noticed they have no presence for any keywords...not even low ranks. Their backlink profile is not the best, but webmaster tools says they have no manual actions. vonderhaar.com Thoughts on the matter?

Domain Forwarding for SEO
Hey guys, I recently created a new website for a client who was ranking #1 for the term "jupiter obgyn" but they have now dropped down to #4. This happened because their old home page was at www. instead of just jupiterobgyn.com. When you type in the www. version, it does take you to the root domain but it's not carrying the old PA! The www. version of the page had a 22 PA and the new root domain hosted page is a 1. How can I fix it so that "link juice" carries over? Is this something i need to do in 1and1 (their web host) or within Wordpress? Thanks!!!

Drop in rankings

Buying an existing domain with higher ranks for redirecting
I've recently came across one of my competitors who's looking to sell their domain. Now they currently rank higher than my primary site for a few keywords we are targeting. Would it be wise to buy the domain and do a name server change over to my primary domain? Would it even help boost ranks for the keywords they rank higher for? Or will the link juice be minimal? Any thoughts would be great!

Purchase a domain to gain its rank, Highlander-style?
(urls have been altered) We are KitchenApps.Com, your online portal for kitchen appliances. One of our biggest selling products is toasters, but despite SEO efforts, **KitchenApps.Com/toasters **ranks on page 6 for "toasters" and barely budges. One of our competitors, Kool-Kitcken-Apps.biz just tossed in the towel and sold his domain/site to our boss for the cheap. It's an old domain, but the URL isnt lovely. He's got content, but it aint pretty and of course, we sell differently than he does, have some different products, etc. BUT BUT BUT hold everything, he ranks on the first page, with his homepage, for "toasters" his best ranked keyword. A lot of sites have linked to his site for toasters, buying toasters, etc. Of course, the boss wants to just toss his content, and since his domain is different than company name (which is literally KitchenApps.Com) we should redirect Kool-Kitchen-Apps.biz to our SEO friendly KitchenApps.com/toasters url. He expects that will keep the same positioning, and we'll snag the toaster clicks. Can we expect to maintain the positioning on page #1?

Buying up old domains, high PR, to absorb backlinks and authority?
I'm thinking about purchasing http://employeesurveyresource.com/ .. $300 It's showing a PR5, but I'm not seeing many backlinks in Y! site explorer or open site explorer. Has anyone been successful in absorbing the PR from older domains / domains without current content? I know sometimes people can fake PR by 301'ing from a high PR site, to sell the domain and then cancel the 301, leaving you with a dud. Can someone shed some light on this please? Thank you!
