How to Choose the Best Keywords for a Website

I am working with an insurance agency that wants to target the below types of insurance in Dalton GA, Ringold GA, Chattanooga TN and and/or Georgia.

Auto Insurance
Health Insurance
Life Insurance
Restaurant Insurance
Contractor InsuranceThey are a new agency that doesn't have a website yet and only a small online marketing budget. Right now, I'm starting to work with them on their new site and want to make sure the on-site SEO works with the insurance/locations they want to target.
What I'm having trouble with is the volume of monthly searches and trying to find keywords that they could realistically get some traffic and leads from.
Most of the keywords I check with the Adwords tool are less than 50 exact match searches or just show a dash. The only keywords with a decent amount of exact searches are the main insurance types like "restaurant insurance" or "home insurance Georgia".
How can I get an idea of the number of leads and amount of traffic this site might get when most of the keywords searched for only a handful of times per month?
I can build the site to easily target all the above types of insurance in Dalton, GA, which has a population of about 33,000, but I don't know what kind of results this agency might expect if they were to rank in the top 3 spots.

Insurance is never going to be an easy one to compete on as competitors often have big budgets! I would be aiming at the longtail and local as people say. Decent blog posts are a good way of finding keywords that attract visitors. I use analytics to see what people are finding me by, check it out in moz tools to see if decent volume and then turn the keyword from the blog into its own page and then go all out on optimisation and links.

Pretty much agree with Chris as you cannot anything with location and the area they choose. I believe when local people search for more clients they usually have to use inbound marketing channels like hosting an event, t-shirts, community and more...
I believe you should try to invest some budge on PPC to get an idea of how much leads they should expect each month and to increase the number of leads probably inbound marketing methods can be a great idea!

The data that the Google Adwords tool is not very accurate, it is more of a rough estimate. If you wanted to better data you might consider buying Adwords Ads for those keywords for a limited time like a month. Then you could look at the number of impressions for your ads to get a better sense of how many people are searching for those keyword phrases.

I completely agree with Chris's comments. You can do well with Local Search. It again depends on the competition. There are always agents out there. So I would suggest you get started with your website and initiate your Local SEO ASAP, specially GetListed.org

1.) Before sure to deal with Local Search to it's fullest extent.
2.) What other options do they have but to target place names combined with types of insurance? I mean, you can't do anything about where they're located, right? They made that decision. All you can do is drive as much traffic as is looking for them to their site. In a smaller market, it is what it is and you'll find out what that is when you get there.
The crux of the matter often boils down to how much are they willing to pay you to get the traffic that' available to them. Less available traffic usually means less competition. Less competition usually means its easier to reach the top of the search results. The easier it is to reach the top of the search results, the less time you have to spend with them as a client. So, do you charge them for your time, do you charge them for the value you bring them, or do you charge them based on the value they believe your going to bring them?

Keyword Density and ALL CAPS
Hello everyone, New member and first time asking a question! Having a disagreement about keyword stuffing on a home page. The client has 14 mentions of their brand all IN CAPS. So it's sentences like ... BRAND was established in 1968 and has become one of the biggest leaders in the donut industry. In fact, BRAND has created a strong BRAND community ... etc. [the lead paragraph is three sentences and four mentions of BRAND] A design agency that is also in the picture says that this is fine because the word appears naturally in the sentence. Can you either 1) tell me I'm wrong and explain why or 2) give me some ammo to give to my client to support my argument. Thanks! Lisa

Keywords with and without diacritics
Hi, I am trying to make my site to appear in the search results even the searched term have or have not been wrote with diacritics for example: "șarpe" or "sarpe". The language is Romanian. If I seach for "Românul cu maşină, marea victimă" or "Romanul cu masina, marea victima" the first result for both searches is the same. How to choose a Keyword
I searched around for this answer first but got information overload. I write a photography blog and tonight I will put up a post of photography from around Jiyugaoka Train Station. I will probably call the post Around Jiyugaoka Station or Around Jiyugaoka or something like that. I like in Jiyugaoka (a part of Tokyo) so I have other posts that I have keyworded for Jiyugaoka. What is the best way to determine what is the best derivative of 'Jiyugaoka Station' to choose for the best traffic? I assume I could enter them in to manually into the Keyword Analysis but is there is easier way that would give recommendations?

Keyword Conundrum...
I have 3 keywords that I am targeting. Assume for the time being that they are all equally competitive. Includes local exact match monthly searches: Managed IT Services - 3600 IT Managed Services - 720 Managed IT Support - 170 They are all exactly synonymous, not to mention other keywords such as IT Managed Support, Managed IT Service, IT Managed Service, Managed IT Service Provider, etc.. My current strategy is to target the top 3 all on one page. The problem then is the title tag: Managed IT Services | IT Managed Services | Managed IT Support Pretty spammy. I could build pages for all 3, but how would I incorporate them into the website since they are all synonyms. Can I get some recommendations on how to handle this? What would you use for a title tag? How would handle separate pages with synonymous content?

Best practice for targeting 'unnatural' location based keyword phrases
When optimising for a local based service, lets say a painter in texas, you will have various keyword phrases which are relevant e.g Texas painter Painter in Texas Painter Texas I have found that often the phrase which has the most searches is: [Service] [Location] = ('Painter Texas' in this example) But unlike the other phrases this is very hard to work into a natural sounding sentence or heading. Is the best practice to try and target the unnatural sounding phrase anyway due to the higher search volume, or target the next one down to stay natural sounding in your copy? thanks d

Prioritizing Keywords
Hi Everyone, I've been using many of the articles to find out the best way to create a list of long tail keywords I wish to target. Anyway, I used Google AdWords Tool in order to find out how many Global/Local Searches per month, and the Keyword Difficulty Tool on this site in order to find the difficulty score. With these two metrics, I've compiled a good list, but I wanted to know how people prioritize keywords. I was thinking of creating a formula in excel in order to compare both the difficulty score and the amount of searches, but I wanted to know other people's advice and how they decided to prioritize the long tail keywords they compiled. I am still a bit of a newbie at this, so any help will be greatly appreciated. Thanks.
