Where to find a trusted, SEO strategist for real estate company web site?

I addition to running a small web development company and thus having some background to SEO/inbound marketing, I also own a real estate web site at www.nhfinehomes.com. Last year, I had the site recoded with many SEO improvements in mind. The result was a significant boost in traffic/leads and more pages being indexed. One of the challenge with real estate sites is that all my competitors have the same content (house listings) via the IDX feed so the challenge is to try to shape the pages to be a little different.
My question is where do I go from here? I'm not sure where to best focus my efforts for maximum improvement. My biggest competitor has tons more links, some of which are just not realistic for a small firm like mine. Is content creation the next step to push out on a Wordpress blog with better internal linking? In Google Analytics, I see tons of keyword phrases that I have low rankings for and wonder if some optimized content could help boost those?
What I would like to find is a TRUSTED, proven consultant with PROVEN real estate SEO experience that could take a look at my site, my competition and honestly tell me what it would take to improve so I can better determine how big a nut this is to crack. I am okay with doing most of the work and have my programmer who can help with some of the technical. I just don't want to take stabs in the dark and waste resources on ineffective or worst, potentially damaging results.
So anyone here know where I can find such a strategist?

Can anyone recommend or offer to assist me with this project? I'm understand the model Darin has proposed and would like to find that 30,000 ft specialist who can review my site, analytics, Google Webmaster and offer a priority list for any on page changes and then get a proven link building specialist involved. Makes sense to me but still would like a more experienced SEO driving the charge vs. me guessing what to do next.

Thanks Darin. I would be grateful for any back link resources you are willing to share. Yes, the site does rank on the first page for several key terms. Looking at my analytics I can see where the traffic comes from. I am hoping to find an SEO strategist with my know how than me to look at my site, the links, the competition, the rankings and offer advice on where I could work to improve first. Is it back links, content, internal linking, social media, etc? My #1 competitor did everything right about six years ago and has become the fastest growing NH real estate company solely because of the traffic and leads from their organic rankings in Google. I realize it isn't realistic to think I could 'beat' them but I want to know what it would take to increase my traffic to the next level. I know how much of an influx you get when you work up the ranks collectively.

Your site ranks pretty well and you are in the Google knowledge graph too. I show you as #7 for "homes in New Hampshire".
I like to hire multiple SEOs for this kind of work:
A Technical Specialist (on-page) you can pay them some decent money
An off-page specialist (backlinks) you can pay them much less. (oDesk, Elance, etc)
Here is what I would do for the backlinks, you can go to oDesk and get guys for 3.33/ an hour for backlinks, give a few guys 10 hours a week for two weeks and see how they do. Give them a doc to put the links into so you can check them out. Pick the one or two that do a really good job and have the disburse new links to multiple pages on your site.
For the technical specialist, I would recommend not necessarily picking someone in the top of Google as a measurement of how good they are. Google "seo" and you'll see that seomoz isn't on the first page (except for video) and I can tell you they have some of the best tools.
Anyway, you can find some good technical specialist on oDesk too. You'll pay them anywhere between $15/hour and $25/hour or so (They won't need as much time per week as a back link guy so the money won't be too pricey). If you find a few, like we mentioned before, send us their profiles and we'll look them over. I can recommend a few back link guys who are excellent.

Thanks guys. I did look into some of the 'real estate seo' options on the first page. Several looked like they offered tall promises but we'll see how they reply. I can understand both sides of the equation (client vs. SEO) but as the client, many of these SEO's seem to want BIG, BIG bucks upfront and expect the client to take all the risk with no proof that they can deliver. I have tried the eLance, Odesk options in the past and not had the best luck. I am protective of my current rankings and know what can happen when a hack SEO is turned loose. While some past experience with the real estate vertical would surely help, I don't think it's required if an SEO is honest, has a vested interest to assist their client and knows their stuff.

Beyond that, I personally am a stickler for reporting. If they are building back links it needs to be in doc so I can monitor the quality of them. (You don't have to do this forever but especially when they first start) If they have SEOmoz (or other tools) you need to have that report sent to you so you can see the progress of them. If they've done other sites for real estate then you should ask to see them (I sign non disclosure agreements with my companies so some won't be able to show you all of their work)
Like Marcus said, if you find someone we'll check their work out for you to give you some guidance. Key is to be patient and find a good fit for you.

I have come across the IDX feed previously and it is a tricky one as you are by default working with content that is already listed on many other sites.
I did a quick google and found a few 'real estate seo' consultants so it may be worth checking these guys out first as they will know your industry and may have a head start on any other consultant who is looking at it from a general perspective. If there are verticals and places you should be listed, not to say any other SEO would not find them, but these guys should have the inside scoop so I would look at that first.
How to tell if they are any good? Well, see what other work they have done. See who they work for, check the links out to the sites they have promoted and see if you can find anything fishy. Heck, post a few candidates up on here and I am sure people will feed back and you may even find they have an SEOMoz account (which would be a good sign).
If you have big competition, a long tail content strategy can be rewarding long term and if you can own the long tail, that can work well and all feeds into owning the bigger terms over time.
Great name by the way, really, you should consider becoming a full time SEO with that name!

Different URL structure Desktop VS Mobile Regarding SEO when building a new seperate mobile site
Hi I have a old OScommerce webshop, that i will keep for now, but i have build a complete new mobile site for mobile devices, but it has another url structure. Penguin recovery, no manual action. Are our EMD sites killing our brand site?
Hi guys, Our brand site (http://urban3d.net) has been seeing steady decline due to algorithm updates for the past two years. Our previous SEO company engaged in some black-hat link building which has hurt us very badly. We have recently re-launched the site, with better design, better content, and completed a disavow of hundreds of bad links. The site is technically indexed, but is still nowhere in the SERPs after months of work to recover it by our internal marketing team. The last SEO company also told us to build EMD sites for our core services, which we did: http://3dvisualisation.co.uk/ http://propertybrochure.com/ http://kitchencgi.com/ My question is - could these EMD sites now hurting us even further and stopping our main brand site from ranking? Our plan is to rescue our brand site, with a view to retiring these outlier sites. However, with no progress on the brand site, we can't afford to remove these site (which are ranking). Multi-Location SEO: Sites vs Pages
I just started with a new company that requires multi-location SEO for its niche product/service. Currently, we have a main corporate website, as well as, 40+ individual dealer websites (we host all). Keep in mind each of these dealers consist of only 1-2 people, so corporate I will be managing the site or sites and content strategy. Many of the individual dealer sites actually rank very well (#1-#3) in their areas for our targeted keywords, but they all use the same duplicate content. Also, there are many dealer sites that have dropped off the radar in last year, which is probably because of the duplicate and static content. So I'm at a crossroads... Attempt to redo all of these location sites with unique and local content for each or Create optimized unique pages for each of them on our main site and redirect their current local domains to their page on our site Any advise regarding which direction to go in and why. Why is very important. It will be very difficult to convince a dealer that is #1 with his local site that we are redirecting to our main site, so I need some good ammo and reasoning. Also, any tips toward achieving local seo success will be greatly appreciated, too! Thank you!

How to find affiliate sites linking to a competitor website?
Hello here, I am trying to understand the best way to find sites that are affiliate of a competitor, through link research. Typically our competitor's affiliates link to our competitor website via any of the following links: http://www.musicnotes.com/sheetmusic/ard.asp?SID=[aff_id]&LID=[link_id] http://click.linksynergy.com/link?id=[aff+id]&offerid=[off_id]&type=2&murl=http%3A%2F%2Fwww.musicnotes.com%2Fsheetmusic%2Fmtd.asp%3Fppn%3D[item_id] The first link looks much easier to find, so I have tried to find the first kind of links with Google by using the "link:" clause as follows: link:http://www.musicnotes.com/sheetmusic/ard.asp Or, similarly, by using Open Site Explorer. But I always get 0 results! It is weird because I know there are thousands of affiliates out there with the same tracking code. How's that possible? Why does it look impossible to find the sites I am looking for? Would you suggest any different approach? Any ideas, suggestions and thoughts are very welcome! Thank you in advance. Fab.

How to perform Local SEO for sites like Angies List/Task Rabbit or Craigslist
I have a new SEO client that has a business model similar to Criagslist and Angies List or Task Rabbit, Where they offer local based services nationwide. My first thought was Local link building and citation building etc. But the issue is they are a purely online service company and they don't have a phyiscal address in every city/state they will be offering their services in. What is the best course of action for providing SEO services for this type of business model. I am pretty much at a stand still on how to rank them locally for the areas they provide services in. it's a business model that involves local businesses and customers looking for services from those local businesses.

Strange situation - Started over with a new site. WMT showing the links that previously pointed to old site.
I have a client whose site was severely affected by Penguin. A former SEO company had built thousands of horrible anchor texted links on bookmark pages, forums, cheap articles, etc. We decided to start over with a new site rather than try to recover this one. Here is what we did: -We noindexed the old site and blocked search engines via robots.txt -Used the Google URL removal tool to tell it to remove the entire old site from the index -Once the site was completely gone from the index we launched the new site. The new site had the same content as the old other than the home page. We changed most of the info on the home page because it was duplicated in many directory listings. (It's a good site...the content is not overoptimized, but the links pointing to it were bad.) -removed all of the pages from the old site and put up an index page saying essentially, "We've moved" with a nofollowed link to the new site. We've slowly been getting new, good links to the new site. According to ahrefs and majestic SEO we have a handful of new links. OSE has not picked up any as of yet. But, if we go into WMT there are thousands of links pointing to the new site. WMT has picked up the new links and it looks like it has all of the old ones that used to point at the old site despite the fact that there is no redirect. There are no redirects from any pages of the old to the new at all. The new site has a similar name. If the old one was examplekeyword.com, the new one is examplekeywordcity.com. There are redirects from the other TLD's of the same to his (i.e. examplekeywordcity.org, examplekeywordcity.info), etc. but no other redirects exist. The chances that a site previously existed on any of these TLD's is almost none as it is a unique brand name. Can anyone tell me why Google is seeing the links that previously pointed to the old site as now pointing to the new? ADDED: Before I hit the send button I found something interesting. In this article from dejan SEO where someone stole Rand Fishkin's content and ranked for it, they have the following line: "When there are two identical documents on the web, Google will pick the one with higher PageRank and use it in results. It will also forward any links from any perceived ’duplicate’ towards the selected ‘main’ document." This may be what is happening here. And just to complicate things further, it looks like when I set up the new site in GA, the site owner took the GA tracking code and put it on the old page. (The noindexed one that is set up with a nofollowed link to the new one.) I can't see how this could affect things but we're removing it. Confused yet? I'd love to hear your thoughts.

SEO Recommendations
For about 3 years our website was number one in Google.co.uk for our trades main keyphrase which resulted in excellent sales. About 12 months ago that position started to slide downwards and for that keyphrase we are now number 10. We are still at number's 1,2 and 3 for several other keyphrases but ones that result in fewer daily Google searches and resultant sales. I have always added unique content to the site but admit that my blog posts became less than daily over the past 12 months. However I am adding posts as often as I can now, of good length and of unique content. As well as tweaking all our online seo factors I'm trying to add good backlinks as often as possible. I wonder if anyone has been in a similar position and what they did to try and regain their previous position? Colin

What happened to my site?
This is my website: http://goo.gl/Brekn It was related to health niche. I am good with the serp for the last couple of hours. I am in top for the keywords: cure for piles, hemorrhoids treatment, natural hemorrhoid treatment. My main keyword is hemorrhoids treatment. And has recently added this page, http://goo.gl/SXNtX This page has some dupe content, as content writer was busy i have copied the content from other sources. Does this have any effect? I have not added this page onto homepage as i dont like google to index it until my copywriter writes the content. Dont know what happened, in the last few hours i lost my serp to no where. Can anyone tell me what happened to my site. Did i done anything wrong? In the last week i have added a link to my ebooks related site. Does this affected my serps?
