Dental Practice Acquisition SEO

Hi Mozzers! I have an interesting online marketing challenge I would love to hear the community's thoughts and advice!
My clients (a dental practice consisting of 3 dentists) are taking over (buying) the practice of another dentist across the hall (same address except for suite #), who is retiring (we'll refer to him as "retiree" from here out for simplicity). The retiree's dental practice has close to zero online presence. He has citations across the web (google listing, yelp, healthgrades, etc), but no website.
My question is: How would you go about consolidating the web presence for my clients? We want to get the traffic for existing and potentially new patients searching for the retiree. The retiree isn't retiring right away. His presence for the next several months will be vital to my clients' success as he will introduce new patients to my clients and pass the torch, so to speak.
Would you create a landing page for the retiree on my clients' website & claim/add my clients' NAPW on all of the citations? That seems to be the best & simplest idea I've come up with so far, but I would LOVE to hear if anyone has any creative thoughts or ideas.

Got it! There are 2 options I can see here, and like I said, I'd be very inclined to do some consulting with Linda Buquet in your shoes, if she were available, and show her the complete details of the scenario.
From the limited details I have on this, I see 2 options for you:

Do a total citation audit first to make a record of all listings located at suite B and formerly occupied by the retiree. Then, if one of your 3 dentists will be occupying suite B, you would be editing the name (and I'm assuming phone) of these to reflect the new dentist. The main problem with this would be reviews ... it's likely that they would reference the retiree and that could be problematic.

I have to confess, the situation with the firm occupying two suites is throwing me a bit. I've never personally dealt with a business that was organized that way, and it's unusual enough for me that I'd be inclined to seek professional consulting, particular given Google's very irregular handling of listings for doctors and dentists.
At the very least, I hope my reply points you in a good direction for further research into how your practice should handle this.

It's in a large medical building with about 40 other dentists, plastic surgeons, etc as well..

Good to know. In that case, I'm wondering whether you plan to abandon suite numbers altogether and just be at the street address, or are there other businesses in the building, as well, not related to yours?

To clarify- in this case we will be bringing the retiree's practice under the umbrella of our own AND also be taking over his suite space, occupying both sides of the hall.

But, in the meantime, it would help if you could clarify - are you bringing the retiree's practice under the umbrella of your own? In other words, if your client is Green Tree Dental at 123 Main St. Suite A, then is Retiree Dental at 123 Main St. Suite B now going to be part of Green Tree Dental's offices, occupying both sides of the hall? Or is Retiree going to close its doors at Suite B and NOT be occupied by Green Tree?

Local SEO penalty?
Hi Moz Community We are in a unique position. We just launched a new site for a client. The site was doing fine before but it wasn't very user friendly. We created a site with almost identical architecture and content as the last one, just new design and layout. Within 5 days, the site dropped off of LOCAL search almost completely, it now ranks on the 9th page in Austin Texas. (reliantplumbingdotcom). Every other location (Dallas, LA, Philadelphia, Houston) all show the site on the first page for relevant keywords (Austin Plumbers, Austin Plumber) I have no idea what to think about this and don't know if we're being penalized somehow (checked GSC and no manual penalty) I have never experienced a site being blacklisted locally but well ranked everywhere else. Thoughts?

SEO - Should individual doctors at facility claim a Google My Business profile?
My client is a physician facility with several doctors practicing at the facility. When doing a Google search for some of their practices such as "family practice" one of the doctor's profiles will display in the Google Local pack - however it is not linked to the facility website where their profile exists. As of right now, we are using YEXT and other tools to claim Google Business Profiles for each practice, not the individual doctors. If there are unclaimed accounts for individual doctors, they are alerting Google that it’s a duplicate and should be taken down. Is this the right process to follow for SEO best practices or should we be claiming both the business and individual doctor profiles? The reason they are not claiming individual doctor profiles is to cut down on duplicate reviews as part of the Reputation Management Program. Advice much appreciated!

SEO without a budget and Cheating Competitors
I have law clients in the atlanta ga area. I have worked with one client http://bestdefensega.com for the past 4 months trying to get him to the top. We blog 3 times a week, have manually built citations and legal directory profiles. My client doesn't have a large budget to purchase profiles on some of the larger legal directories like findlaw, lexus nexus etc.. With that said,

Using Open Site Explorer I have discovered that his competition all have multiple business websites pointed back to their main websites.. So each law office has several really generic websites in addition to their main site. Other's appear to be receiving links from some type of link farm and really generic directory sites.
The domains of these guy's are older and more established. Where as, my client has a new practice and a new domain. How do I compete in the local market without a budget for the premium legal directories? So after 4 months my client appears in the local pack search results for only select keywords. Criminal defense attorney woodstock ga. His competition appears in the results for all variations, where my client only shows for this one term. How do I get me client in the local pack for all variations of Criminal Defense in my area? According to Moz, my site has a couple spam score issues and the explanations are not clear enough for me to make some types of changes.
**How do I make these changes to reduce the spam score? My site has more back links than Moz is reporting why?** All of the other sites that I manage perform well and my clients are realizing their ROI with relative ease. SEO best practices for store locator and local pages - 301 or not?
I have been struggling to answer this on my own and now throwing up for the Moz community for a life line. Our company has several location across 6 states. We have local pages that we are working to improve with better content. We also have a store locator that will list the stores but the pages are not the same. See below example. I can't help but feel like I am splitting juice and traffic that should be combined to one page for each location. Any ideas or advice on how we can best combine/funnel the traffic to one optimized page? Yext Power Listings and SEO Question...
Hi, I was wondering if anyone that has used Yext's Power Listings has experienced any negative (or positive) organic SEO results. As you know if you've used Yext, it creates a ton of links from directories. I think they're mainly no-follow links, but wanted to check if anyone has had experience (either good, bad, or neutral) regarding impact on organic results. Thanks.

Local SEO Brand Name Question
I have a franchisee client where the standard practice is to list their brand name as (ex: "[Brand] of San Diego, CA") on their website. I don't think that's the legal business name of the company, just how corporate chooses to organize the franchisees. The client often uses this name in the offline world so it seems to fall within Google's guidelines for creating a listing on Google My Business. https://support.google.com/business/answer/3038177?hl=en&ref_topic=4540086 I've heard conflicting answers from Google Places reps on whether to use brand + location or just brand. I've also seen articles that state if your business name is greater than 40 characters it can often be shortened if directories choose to pull your business data from a different source and that would make the listing name inconsistent. I'd like the added benefit of keeping the location in but I know large franchises like Subway don't bother adding location though. Anyone have any experience with this?

Best Practices For Local SEO For A Nation Wide Property Company?
Hi There, I've recently acquired a client that sells property all over the country (South Africa). It's in their best interests to rank well for localised keywords relating to the areas they have listed properties in. eg. Property for sale in example suburb/town/province.
