Setting Up Localized City Pages and Duplicate Content issues

We are setting up landing pages on our site that will cater to specific cities, in an effort to be more relevant to the users in those cities and also capture more localized traffic. These regional pages will each have a unique paragraph at the top, but below that is a sentence or two about each product line that would be difficult to rewrite with quality more than 10 - 15 times.
Would the paragraph at the top of the page be enough unique content (about 4-5 sentences)? Obviously the duplicate content wouldn't be to my advantage, but is it really necessary to rewrite the other sentences about the product lines?
What's the most efficient method to complete this project in a whitehat fashion?

Thanks for coming to Q&A with your question, which is a great one! I'm the Local SEO Associate here in the forum. Members are giving you some good suggestions. I'd like to add to this.
I strongly recommend that you put more effort into your city landing pages than what you are describing. 4-5 sentences is really just a blurb - more like an intro than the content of a whole page. I recommend that you find more to say about each city in which the client serves than this. Then, if you have in the midst of this, a small list of the client's services/products, only a tiny percentage of what is on the page will be similar.
Creating city landing pages is one of the most common tasks I accomplish for my clients, and I treat each city as being deserved of a full article. It's an approach I have seen work time and again and I highly recommend it!

What about making the writing into an image(that way it wouldn't be crawled it might look cool or weird not sure? How are you going about setting up the localized pages? I'm about to do something similar and wouldn't mind a few tips

To be honest it would be better to have unique content on the whole page, but if that is not possible just place the unique content near the top of the page so it is crawled first then have the other content after that.

Getting A Duplicate Listing Removed
I just found a duplicate listing for our business. It's under a different name and address but the phone number is the same. The duplicate listing needs to be deleted, BUT, here's the problem: no one verified the listing (it was our old firm). And now, to delete it, we have to verify it first, but we don't have access to the building to get the letter. Also, we can't ask the current tenants to give us the letter, because it's another law firm and they just aren't going to help us out. So, any ideas? Ruben

Address not recognized in Yahoo Local
Hey everyone, I'm working with a client to get their Yahoo listing all setup. The problem is that they're located in a fairly new industrial complex that looks like it hasn't been added to Yahoo's map data. I'm unable to create a listing for them because Yahoo doesn't recognize the address as valid. How long does it take for Yahoo to update their map data for newly constructed areas? Is there anyway to speed to process along (maybe something similar to Google Map Maker where users can suggest updates)? Does anyone know any workarounds or solutions for a problem like this? Thanks! On-page Local SEO
I'm wondering how to pull it off on-page local SEO for a financial institution website with 70 locations. However, they are broken in down in regions, which would make it easier to get our hands around. Would a viable solution be setting up regional pages? I don't know about our CMS capability, but it seems like it would be beneficial to have on each regional page aggregate local-centric press releases (example: a volunteer event or recognition) and local announcements such as paper shred days. Thoughts? Anyone else posed with a similar challenge?

A lot of local SEO questions from a newbie...
I've been doing basic SEO for customers for quite awhile now in terms of on-page stuff, but am starting to move into the arena of local SEO services and had a few questions that I hoped you guys could help with. 1. What services besides Google+ Local do you list customers websites in, such as Yahoo or Bing Local? 2. When creating accounts at the services listed question #1, do you have to verify the phone number that's listed with the business owner or is there any extra type of verification needed? How do you deal with getting all that verified for the company? 3. Do you create all these listings at Google, Yahoo, Bing, etc. from the same account? 4. Does anyone know of a list of the top 50 places to get local citations such as Yelp or YellowPages? 5. When creating citations do you normally have to verify the phone number or address that you list and how do you deal with that with business owners? 6. Do you use the same accounts to create all the local citations or are different ones required for each listing? 7. What companies would you recommend that handle all the above for you, such as a setting up accounts at Google, Yahoo, and Bing - and then also creating around 50 citations for you? Google+ Local/Places isn't displaying my suite #. Should I leave it out of NAP on other directories, too?
HI All, For some reason Google is not displaying the suite # for a client of mine in Google+ / Places. I've entered the suite # in the back-end of Google+ / Places and it shows there when I log in, but the public version of the listing omits it. So the question is, should the NAP in other directories omit it as well? Google knows it exists, but is choosing not to publish it... Thanks! Zack

[local seo] How to compete against e.g. yellowpages on Google Rank 1 - 4?
Hi Folks, How to compete against the big SEO-powered pages like Yellowpages in the SERPs? I mean, they have thousands of Rd -> Rd Links as well as super Page and Domain Authority. How has a let's say Dentist or Electrician a decent chance to compete against those? Does Google give credit to them because of the Content they have on their page? Canadian Local SEO gurus: What are the best citation sources?
I have been trying to gain some position in our local O-pack results and have used whitespark to hunt for citations and aquire as many as possible, but even after 4-5 months google has still not detected many of the citations we have added. What are you favourite citation sources? which ones really help? i.e. what are some quality canadian citation sources?
