How do I prevent 404's from hurting my site?

I manage a real estate broker's site on which the individual MLS listing pages continually create 404 pages as properties are sold. So, on a site with 2200 pages indexed, roughly half are 404s at any given time. What can I do to mitigate any potential harm from this?

I support Jane's advice here to make a custom 404 that is as beneficial as possible for the user.
I would only worry about 301 redirecting old property pages to their city/neighborhood subcategory if the page shows up in Google Webmaster Tools 404 section and shows an external link pointing at it that is worth saving. A process you could do about once per month or quarter.

Property sites use a range of techniques to handle this - I have seen 404s, 410 Gone responses, 302 redirects and 200 OK responses showing a largely blank page (definitely not recommended) whilst browsing a little this morning.
Others leave the listing live but show that it's no longer on the market, e.g. http://www.rightmove.co.uk/property-to-rent/property-29033160.html
It doesn't sound like you can use this last option, although it would allow you to recycle URLs for properties like rentals that often come back on the market.
If you must go with a 404, try to make it useful as Dave says. Can you customise the 404 page, perhaps pulling in information dynamically based upon the listing that was deleted?

I'd create a custom 404 page which runs a similar search, whilst you say you can't avoid the 404 what you can do is make a 404 which is useful to both the user and Google Also make sure that your site no longer lings to old content.
Run Screaming Frog to check those response codes

I should have mentioned that I don't have that option. The pages are dynamically added to the site via a plugin which pulls MLS data from the local real estate listing board. (The plugin is dsIDXpress by Diverse Solutions.)

You could setup 301 redirects from the sold property URLs to another relevant page, like other properties available in the same neighborhood/town/city. Or possibly even to search result page that contains very similar properties in regards to square footage, bedrooms, baths, etc.

Re: Inbound Links. If another website links to my website, does it make a difference to my inbound link count if they use http or https? Basically, my site http://mysite.com redirects to https://mysite.com, so if another website uses the link http://mysite.com, will https://mysite.com still benefit from the inbound links count? I'm unsure if I should reach out to all my inbound links to tell them to use my https URL instead...which would be rather time consuming so just checking http and https counts all the same. Thanks.

What's the average rank update time after site and/or backlink changes?
What's currently the typical time, ON AVERAGE, it takes to see ranking changes when significant improvements are made to significant ranking signals on a long-established (as opposed to brand new) website? Does the rank update associated with on-page optimization happen sooner than addition of quality backlinks?

What happens to a domain in SERPs when it's set to redirect to another?
We have just acquired a competing website and are wondering whether to leave it running as is for now, or set the domain to redirect to our own site. If we set up this redirect, what would happen to the old site in Google SERPs? Would the site drop off from results? If so, would we capture this new search traffic or is it a free for all and all sites compete for the search traffic as normal? Thanks in advance. Paul

What was your experience with changing site url's?
I work with a company that is about to move to a new platform. Because the category and page structure is different every almost every url but the home page will need to be 301 redirected. I know how to do this and am pretty sure I will find and fix 99% ahead of time and not have too many 404's showing up in webmaster tools to clean up. My question is has anyone who is reading this post had to do this before and what was your experience with organic traffic after you made the switch. I am predicting that even if I successfully redirected 100% of the url's there would be some loss for a couple of months just due to the fact that we are making a major change. My bosses are asking if there will be any loss and I need to tell them what to expect.

Any issue? Redirect 100's of domains into one website's internal pages
Hi all, Imagine if you will I was the owner of many domains, say 100 demographically rich kwd domains & my plan was to redirect these into one website - each into a different relevant subfolder. e.g. www.dewsburytilers..com > www.brandname.com/dewsbury/tilers.html www.hammersmith-tilers.com > www.brandname.com/hammersmith/tilers.html www.tilers-horsforth.com > www.brandname.com/horsforth/tilers.html another hundred or so 301 redirects...the backlinks to these domains were slim but relevant (the majority of the domains do not have any backlinks at all - can anyone see a problem with this practice? If so, what would your recommendations be?

How can I get a list of every url of a site in Google's index?
I work on a site that has almost 20,000 urls in its site map. Google WMT claims 28,000 indexed and a search on Google shows 33,000. I'd like to find what the difference is. Is there a way to get an excel sheet with every url Google has indexed for a site? Thanks... Mike

There's a website I'm working with that has a .php extension. All the pages do. What's the best practice to remove the .php extension across all pages?
Client wishes to drop the .php extension on all their pages (they've got around 2k pages). I assured them that wasn't necessary. However, in the event that I do end up doing this what's the best practices way (and easiest way) to do this? This is also a WordPress site. Thanks.
