Discrepancies between SEOMOZ's Google api exact match search volume results and google's keyword tool, why?

I'm finding major discrepancies between SEOMOZ's google api exact match search volumes and Google's own keyword tool, why? For example, 'bridge loans' gets 1300 searchs according to Google's keyword tool, but SEOMOZ says it only gets 210 (both on exact match). So which one do I believe? I know one is the average over 12 months and the other is for last month alone but still that's a huge difference.

New Limits to Adwords Search Volume Data..Oh my!
Has anyone experienced the recent limiting of data in the Google Adwords keyword tools -- Monthly average search volume? The average monthly search volume data used to be nuanced and precise. When searching for the average monthly volume for a keyword like "Chicago Heating and Colling Companies"now results in the vague 1K-10K . Does anyone know what it will take to get more specific ranges? I am new to AdWords and creating my first campaign. Thanks!

Setting Up a Keyword Matrix
Greetings MOZ community!! My real estate web site contains about 500 pages with perhaps 70 pages targeting low volume, somewhat valuable but not very competitive keywords. Three to four URLs target very competitive terms. The following terms are among the most valuable: New York City office space,

ETCETERA convert really well How would I match different terms to different URLs? For example I have just re-written the following two critical URLs: www.nyc-officespace-leader.com (home page)
http://www.nyc-officespace-leader.com/commercial-space/office-space (product page) Would it make sense to use "Manhattan office space" and variants on the home page while excluding "New York City office space" variants? At the same time I would use "New York City office space" variants on the "office-space" product page while excluding all mention of "Manhattan office space". Is this logical and does it conform to SEO best practices? For the "NYC office space" terms I would add them to http://www.nyc-officespace-leader.com/listings. This URL has almost no text but a strong potential to rent because of a high number of incoming internal links. Is this approach sensible? In general what measures should I take to prevent URLs from competing for the same keywords? Also, is there a software package or tools that I can use to come up with keyword variants? Influencing which page google chooses as the authority for a certain keyword
I have spent the last year optimizing my site for a specific keyword that I believed would do well with respect to conversions. The good news is that my efforts have somewhat succeed. I am now ranking second for a pretty popular keyword, and this effort has definitely increased my traffic. The bad news is that the target page that shows up for the optimized keywords isn't really the authoritative page on my site for the given keywords. As a result, it is my belief that my bounce rate is increasing and my conversions are decreasing. To be more specific, let's say I have optimized my site for the keywords "cool widgets". On my site, I am referencing "cool widgets" in key areas such as title, meta keywords etc. I am referencing the above both on my homepage as well as the cool-widgets page. So, http://www.mysite.com and http://www.mysite.com both contain pretty heavy optimization for "cool widgets". When a user searches "cool widgets", google is displaying mysite.com - however, i'd like it to display mysite.com/cool-widgets like all my competitors. Is there any advice or light the community can shed on how I might go about correcting this issue? I don't think I want to de-optimize my home page, as I am afraid I might lose that position and not have it replaced with the more relevant target page. Any advice would be greatly appreciated. Will words added to the end of my title make the page in question less relevant in Google's eyes?
Hey guys, I've always wondered about this. Say I'm targeting the keyword "how to sell your house" but I find it a bit bland or generic and my client actually offers a service more in line with "how to sell your house quickly" - say that's their USP for example. I still want to rank for the broader version however, because far fewer people are searching for the "quickly" version - and it stands to reason that if searchers can solve the same problem quickly, they'll want that version of the solution anyway. So will adding the word "quickly" to the end of the keyword I'm targeting (and using that in my Title, H1, URL, description tags etc) make Google see my client's page/site as less relevant to a broader search term like the more generic "how to sell your house", that I'm trying to rank for?
