SEO advice when making a mobile site

Hi there,
I'm current working on a site that is optimized for SEO and doing quite well in the rankings.
We have noticed a big increase in mobile users to the site (mainly iOS and Android), so we have no started planning a mobile site as well.
Do you guys have any recommendations we should keep in mind before we get started? One thing I'm still not sure of is whether we should aim to preserve all urls and cloak the pages (show mobile version to iOS and Android, and desktop version to everyone else) OR make a separate site for the mobile version (mobile.domain.com)? Would either solution affect the other?

Yeah... you'd probably want to redirect those offline advertising URLs depending on the device being used. Unless your site is primarily mobile, you'll probably want to distribute your regular URLs in offline advertising, not URLs with mobile.example.com.
For usability, you should have links to go between the two version of the site. What would be even better is if you did this: set a cookie when you change the version of the site you're on, to prevent the redirect in the future. So if you change from the default version of the site from the version that we think you would want for your device, and come back to that site later, we'll use the version you selected.
For example, if a user prefers the desktop version on their iPad, the first time they go to your site it'll take them to the mobile version. Once they click the link for the desktop version, they'll always receive pages from the desktop version of your site (for 1 year unless you renew the cookie or they clear their cookies). This will work even if they click a new link to your site from search result pages.

Technically, it's not a problem making either of the two options and making sure Googlebot is served the correct version. What I'm curious about is the SEO effect of using the same URLs and how it will affect usability. I know I always get a bit annoyed when someone sends me a link from their mobile that sends me to the mobile-friendly version and I'm on a desktop.
Also, what about external and offline advertising where you want to link to domain.com/product. Would it be better to redirect or cloak?

I don't have an explicit answer to this, but this article discusses these issues and links to several different sources. In particular, this video with Matt Cutts. According to Matt, it sounds like it's good to have a different URL like you suggested for mobile sites.
If you have two different URLs, make sure that the regular Googlebot spiders your main site, and Googlebot-Mobile spiders your mobile site.
If you serve your regular and mobile pages under the same URL, then you need to make sure you serve the mobile version to Googlebot-Mobile to get those pages indexed properly.

Main Site and eCommerce Site URLs for SEO
My client currently has a main website on a url and an eCommerce site on a subdomain. The eCommerce site is currently not mobile friendly, has images that are too small and are problematic - and I believe it negates some of the SEO work we do for them. I had to turn off Google Shopping ads because the quality score was so low. That being said, they are rebuilding a shopping cart on a new platform that will be mobile friendly BUT the images are going to be tiny until they slowly replace images over several months. Would you keep the shopping cart on a subdomain, or make it part of the main website URL? Can it negatively impact the progress we have made on the main site SEO.

Site Link Issues
For several search terms I get site links for the page http://www.waikoloavacationrentals.com/kolea-rentals/kolea-condos/ It makes sense that that page be a site link as it is one of my most used pages, but the problem is google gave it the site link "Kolea 10A". I am having 0 luck making any sense of why that was chosen. It should be something like "Kolea Condos" or something of that nature. Does anyone have any thoughts on where google is coming up with this?

Onsite SEO Strategy for a large accommodation site
Hi All I have been thinking about the best strategy for keyword optimisation on a forthcoming accommodation website I am involved with. This may be a bit of a newbie type question, but most of my work has been on considerably smaller sites to date.... Lets say the site will have 1 primary landing page for "Hotels in Bristol" and then 50 pages that are each for a hotel in Bristol. The aim would be for the primary page which will be a browse/search result type page to rank well for the term 'Hotels in Bristol' and other similar terms. If each of the hotel listing pages that have a hotel in Bristol on, have the phrase 'Hotel in Bristol' contained within the title, url, page content, maybe headings/alt tags etc. will the result be that the rank for the site is 'spread too thin' across the domain? Whats the best way to drive all the relevancy and keyword usage on the 50 listing pages, to the primary page such that that is the one that ranks well? And the other pages rank more for the hotel name etc? I guess one way would be to avoid using the words hotels and Bristol in the title/URL etc.. but the natural approach for usability (not SEO) would be to use these words i.e. http://www.newtravelsite.com/hotels/bristol/stgeorgeshotel/ Or would each of the 50 listing pages simply need a followed, anchored link pointing the main landing page? I'm sure there may be a fundamental technique to do this that has alluded me so far, but any help, thoughts or guidance much appreciated! Regards Simon

Does creating a mobile site in html5 create duplicate content?
We are creating a mobile site in html5 to serve smartphones only. On a seperate domain, m.example.com. From what I have read Google treats smartphones as desktops due to thier advanced web browser capabilities. So no need to bother with googlebot.mobile right? Googlebot should index the site once I create a normal sitemap.xml. My concern is that the mobile site pulls the same content as the main site which is already indexed. Would this not create duplicate content?

Advice on SEO for videos on a streaming server
I am looking for some advice on video SEO when the video file is housed on a streaming server. An example page is below. Mobile site ranking in desktop searches
A robots.txt file is properly implemented on the mobile site to block Googlebot from crawling, yet, when running a site: query for the site in google, it still returns over 104,000 pages from the mobile site in the index. Why could this be happening?
